TRIS Rating Upgrades Company Rating of SPALItoA- from B

TRIS Rating Co., Ltd. has upgraded the company rating of Supalai PLC (SPALI) to A- from BBB+ and has also upgraded the rating of SPALIs senior secured debentures to A from A-. The outlook is stable. The upgrade reflects SPALIs improving operating performance and its stronger financial position. The ratings take into consideration SPALIs long presence in the residential property market, accepted brand name in the middle-income segment, and ability to efficiently control operating costs. The strengths are partially offset by an uncertain political situation in Thailand, the cyclical nature of the property development industry, and intense competition in land acquisition. The issue rating of the senior secured debentures incorporates the value of Supalai Grand Tower, which is pledged as collateral at 1.7 times the value of the outstanding debentures throughout the life of the issue.
